Understanding RevPAR

What Is RevPAR?

RevPAR, or Revenue Per Available Room, is one of the most critical Key Performance Indicators (KPI) used in the hospitality industry. It assesses a hotel's ability to fill its available rooms at an average rate. Unlike ADR (Average Daily Rate), which only looks at rooms actually sold, RevPAR evaluates performance across the entire room inventory.

RevPAR Formula

There are two standard ways to calculate RevPAR:

Important Considerations

When calculating base RevPAR, only Room Revenue should be used. Do not include non-room revenue such as food and beverage, spa services, parking, or taxes. For metrics including total revenue, hotels use TRevPAR (Total Revenue Per Available Room).

Why RevPAR Matters for Hotels

RevPAR provides a snapshot of both pricing strategy and occupancy success. An increasing RevPAR indicates that a hotel is either improving its occupancy, raising its rates without losing demand, or a combination of both. It is widely used to benchmark against local competitors and historical performance.

Frequently Asked Questions

RevPAR stands for Revenue Per Available Room. It measures a hotel's financial performance by combining both occupancy and average daily rate into a single metric, showing how much revenue is generated per room in the hotel, regardless of whether it was occupied.

You can calculate it by dividing your Total Room Revenue by your Available Room Nights. Alternatively, you can multiply your Average Daily Rate (ADR) by your Occupancy Rate percentage.

ADR (Average Daily Rate) only measures the average price paid for rooms that were actually sold. RevPAR measures the average revenue generated across all available rooms in the hotel. RevPAR will always be lower than ADR unless the hotel is at 100% occupancy.

Yes. Multiplying the Average Daily Rate by the decimal value of the Occupancy Rate is a standard and accurate method to calculate RevPAR (e.g., $150 ADR × 0.80 Occupancy = $120 RevPAR).

There is no single "good" RevPAR number. A successful RevPAR heavily depends on your specific market, hotel class, location, seasonality, and competitive set (CompSet). The best way to evaluate RevPAR is by tracking your growth over time and comparing your RevPAR Index (RGI) against direct competitors.

Hotels typically monitor RevPAR daily, while also generating weekly, monthly, and annual reports for broader trend analysis and revenue management strategies.
